Moving House in Malaysia The Complete 8-Week Checklist for 2026

Moving a house is one of the most stressful events in adult life but with the right checklist, it becomes a manageable project. This guide covers every task from 8 weeks before moving day to the first week after, including the Malaysia-specific steps most generic checklists miss: TNB and Air Selangor utility transfers, JPN address updates, condo lift bookings, and how to decide what to store versus what to move

How to use this checklist: Jump to your current week, work through the tasks in order, and use the printable summary table at the end. Each phase builds on the last rushing the early steps (especially utilities and address changes) is where most Malaysian moves go wrong. Need a storage unit during your move? Check availability at StorHub Malaysia →

8 Weeks Before Moving Day Plan and Budget

This is the planning phase. Decisions made here save the most money and stress.

Decide Your Moving Method

  • Full-service movers (pack, transport, unpack): RM 1,500–RM 5,000+ depending on home size and distance
  • Transport-only movers (you pack): RM 800–RM 2,500 for a typical KL/Selangor move
  • Self-move with van rental: RM 200–RM 500/day for a small lorry; practical only for studio/1-bedroom

Get 3 mover quotes. Established movers in KL/Selangor include UHAUL MY, Cargo MY, and HB Moving. Check Google Reviews and ask for a written quote specifying floor level, number of rooms, and insurance coverage. Check our Malaysia public holidays guide to avoid booking on peak-demand dates prices surge 20–40% around CNY, Hari Raya, and year-end.

Decide What to Do with Each Item

  • Move to new home: essential furniture, daily-use items
  • Store temporarily: items the new home can't yet accommodate. Check unit sizes and prices At StorHub units from RM 41/mo., no deposit required.
  • Sell: Carousell MYMudah.my, Facebook Marketplace
  • Donate: Salvation Army Malaysia (furniture/appliances, pick-up available in KL/Selangor); Pertubuhan Amal Seri Sinar (electronics, KL pick-up); Xim Phou Moon (bulk household items, call for KL area pick-up); local mosques, churches, and temples often accept furniture call ahead before delivering
  • Discard: Schedule a bulk-waste collection with your local council (DBKL/MBPJ/MBSA)

Choosing an Auspicious Moving Date (Chinese Malaysian Households)

For many Chinese Malaysian families, choosing an auspicious moving date (based on the Chinese almanac, or Tong Shu) is an important first step ideally done 6–8 weeks before the move. Typical auspicious criteria include avoiding certain days (e.g., Chong Sha periods) and aligning the move with the family's Chinese horoscope. Consult a feng shui practitioner or an auspicious date calendar from Chinese medicine halls or temples. If your auspicious date aligns with a Malaysian public holiday, check our public holidays and long weekends guide — holiday demand often raises mover prices 20–40%.

How to Verify a Legitimate Moving Company

Moving company fraud is a documented issue in Malaysia advance deposit paid, no-show on moving day, or holding furniture ransom for extra payment. Protect yourself:

  • Confirm SSM registration: Check the company is registered with the Companies Commission of Malaysia at ssm.com.my
  • Never pay more than 30% deposit upfront; never pay the full amount before the job is done
  • Request a written quotation on company letterhead with rubber stamp unregistered operators rarely provide these
  • Verify Google Business registration: fake movers typically have few reviews or all reviews dated within a 2-week window
  • Confirm goods-in-transit insurance: ask for the policy number and insurer name before booking
  • Be cautious of quotes significantly below market rate (below RM 500 for a 3-bedroom move) — these may indicate bait-and-switch pricing

6 Weeks Before Sort, Declutter, and Book Movers

Complete your whole home sort: go room by room and physically separate items into Move / Store / Sell / Donate / Discard piles. A common rule: if you haven't used it in 12 months and have no specific near-term use for it, it belongs in one of the last three piles. Read our wardrobe decluttering and storage guide for practical sorting tips.

Book your mover. Good movers in KL and Selangor get booked out 4–6 weeks in advance, especially around CNY, Hari Raya, and year-end.

Book self-storage if needed. If you are moving to a smaller space, undergoing renovation in the new home, or need a staging area, book your StorHub unit now allow 1–2 weeks lead time. No deposit is required. All five Klang Valley locations have 24/7 access.

Common reasons to use self-storage during a move:

  • New home is smaller and need to keep excess furniture while deciding what to keep
  • New home is being renovated and see our full renovation storage guide
  • Moving in stages, new home not ready but current lease ending
  • Overseas relocation, storing Malaysian belongings while abroad temporarily. Learn about StorHub's month-to-month storage no lock-in, no minimum term.

4 Weeks Before Confirm Logistics and Start Packing

Confirm your mover booking and get a written order confirmation with date, time, full addresses (origin and destination), floor numbers, lift dimensions, and price.

Condo Move-In / Move-Out Rules

Most condominiums in KL and Selangor require advance notice for moves typically 48–72 hours minimum. You must:

  • Apply for a move-in/move-out permit from the management office
  • Book the service lift (freight lift) typically charged RM 50–RM 200/half-day
  • Provide a refundable damage deposit (RM 200–RM 500 is common)
  • Confirm allowed moving hours (many condos restrict to 8am–6pm weekdays; some disallow weekend moves)

Landed Property Move Additional Checks

  • Confirm lorry parking space a temporary no-parking zone may need council permission in some areas
  • Check whether driveways can support lorry weight (particularly important for older terrace properties)
  • Confirm removal of gate remote/keypad codes from previous occupant after moving-out

Start Packing Non-Essential Rooms

Use this priority order for packing. For the full 10-step packing guide with Malaysia-specific humidity advice, see our self storage tips and packing guide

  • Items used less than once a month: books, seasonal decorations, spare linens, collectibles
  • Items used once a week or less: dining formal wear, sports equipment, extra crockery
  • Items used daily pack these last, the week before moving

Label every box: room destination + brief contents + fragile flag. Need packing supplies? StorHub packaging-material

2 Weeks Before Address Changes and Utility Transfers

This is the most neglected phase of Malaysian home moves and the most stressful to fix after the fact. Start early.

📢 2026 UPDATE — Tenancy Stamping: The old STAMPS portal was permanently replaced by e-Duti Setem at mytax.hasil.gov.my from 1 January 2026. All tenancy agreement stamping must now be done via the new portal. Both landlord and tenant copies must be stamped.

JPN MyKad Address Update

You are legally required to update your IC (MyKad) address within 14 days of moving. Do this at your nearest JPN counter with your MyKad and proof of new address (utility bill or tenancy agreement). Processing is usually on the same day. Visit www.jpn.gov.my for counter locations and online appointment booking.

JPJ Vehicle Registration Update

Update your vehicle registration separately via the eHak portal (MYEG) this is separate from your MyKad update.

TNB Electricity Transfer

Moving from: submit a TNB termination request via the TNB app or myTNB portal at least 5 working days before your move-out date. Moving to apply for a new connection or name transfer at mytnb.com.my. New connections typically take 3–5 working days.

Air Selangor / SAJ / SADA Water Supply Transfer

Selangor and KL: airselangor.com apply for disconnection and new connection. Johor: Syarikat Air Johor (SAJ). Other states: check your state water authority. Allow 5–10 working days for new connections.

IWK Sewerage Billing Update

Update your IWK billing address via their online portal (iwk.com.my). Failure to do so often results in sewerage bills going to your old address and eventually accruing penalties.

Unifi / TM Broadband Transfer

TM/Unifi transfers take 5–21 working days. Check coverage at your new address before committing. Call 100 or apply at unifi.com.my. Alternative providers if Unifi is unavailable: Maxis Home Fibre, TIME Internet, Yes 4G (apply 3–4 weeks ahead).

Pos Malaysia Mail Redirection

Apply for mail redirection at pos.com.my for 1–12 months at approximately RM 30–RM 60/year. Useful while your address updates propagate across government and financial accounts.

Other Accounts to Update

  • EPF (KWSP) online via i-Akaun; LHDN online via MyTax portal; SOCSO/EIS via employer HR
  • Insurance policies (call your insurer or update via app); JPJ road tax eHak portal; PTPTN student loan online portal
  • Doctor / dentist / clinic records; children's school enrollment; workplace (payslip, emergency contact)
  • Bank mailing addresses most Malaysian banks allow self-service address updates via online banking; older accounts may require a branch visit with MyKad and address proof

1 Week Before Pack Everything and Prepare Moving Day

Complete all packing except a "last-night box" the essentials you'll need between now and 48 hours after the move:

  • Toiletries and one change of clothes per family member
  • Phone chargers; important documents (IC, passports, property documents, children's school records)
  • Basic kitchen: kettle, 2 cups, teabags/Milo, cutlery; medications; children's must-have toys

Disassemble large furniture. Bed frames, wardrobes, and large shelving units are easier to move disassembled. Keep all hardware in labelled ziplock bags taped to the piece. See the full packing guide for step-by-step instructions.

Photograph all fragile items before packing this is your evidence record if anything is damaged during the move. If you're using StorHub for staging storage, photograph items before moving them into the unit too.

Moving Day What to Expect

  • Supervise the loading rather than helping carry your job is to guide movers on priority, fragile items, and box destinations
  • Take meter readings (electricity, water) at your old home before leaving photograph with date/time visible. Send to TNB and Air Selangor via their apps; keep screenshots.
  • Do a final sweep of every room, wardrobe, cabinet, loft space, and garden shed before handing over keys
  • At the new home: check utilities are live before the movers leave; unwrap and check fragile items while movers are still present raise damage claims immediately; do not sign off until satisfied

Recovering Your Rental Deposit

Take comprehensive photos and a video walkthrough of the property before handing over keys — including every room, every wall, and all fittings. Cross-reference for any pre-existing damage noted in your original tenancy agreement.

Your landlord typically has 14–30 days to return the deposit under most tenancy agreements (check your specific TA). If deductions are made, request an itemised breakdown in writing. For disputes, the Tribunal for Consumer Claims (Tribunal Tuntutan Pengguna Malaysia TTPM) handles residential tenancy disputes below RM 25,000. Filing fee is RM 5, and hearings are typically scheduled within 60 days.

How Much Does Moving House Cost in Malaysia in 2026?

MY_moving_house_blog_table_2.jpg

Cost-saving tips:

  • Move mid-week (Mon–Thu) movers charge premium rates for Fridays and weekends
  • Avoid Hari Raya, CNY, and year-end school holiday periods demand surges push prices up 20–40%
  • Self-pack completely — full-service packing adds RM 500–RM 1,500 for a typical 3-bedroom home
  • Compare StorHub self-storage costs versus renting temporary accommodation for moves where the new home isn't ready, storage is often cheaper than paying for a serviced apartment

When to Use Self-Storage During a Malaysia Move

Self-storage at StorHub is particularly useful in scenarios common to Malaysian moves. All five Klang Valley facilities offer 24/7 access, climate-controlled units, and no security deposit. Check availability →

  • Downsizing: Moving from a 3-bedroom to a 1-bedroom? Store excess furniture at StorHub (from RM 75/mo for small units, RM 480/mo for 100 sq ft) rather than rushing to sell under time pressure. Use our size estimator to find the right unit.
  • Renovation overlap: New home is being renovated while current lease ends. See our renovation storage guide for a full breakdown of what to store and for how long.
  • Staggered moves: Moving with children or elderly family members a nearby StorHub unit is a practical staging area
  • International relocation: Moving abroad for 1–3 years? StorHub's month-to-month contracts mean you only pay while you need storage no lock-in, no warehouse minimum term

StorHub Malaysia's five Klang Valley facilities: Kuala Lumpur · Petaling Jaya · Jalan Ipoh · Old Klang Road · Seri Kembangan. All units are climate-controlled and accessible 24/7, including all public holidays.

Week After Moving Your Post-Move Checklist

Most Malaysian moving guides stop at Moving Day. But the first week after moving in is where most people hit unexpected problems utilities do not live, address updates not propagated, security issues overlooked. Work through this list in the first 7 days.

Immediate Safety Checks (Day 1)

  • Change door locks immediately. Contact a locksmith (RM 150–RM 300 for standard door locks). The previous tenant, agent, or contractor may still have key copies.
  • Locate main shut-off valves: identify the main water valve, fuse box/consumer unit, and gas valve (if applicable) before you need them in an emergency
  • Check smoke detectors and fire extinguisher: replace batteries if needed; confirm fire extinguisher is not expired
  • Change home WiFi credentials: reset the router admin password and WiFi password if the previous occupant had access

New Home Inspection Checklist

  • All light switches and power points working (test every socket)
  • Hot water heater operational; water pressure adequate in all bathrooms
  • Air-conditioning units cooling properly check filters; replace if dusty
  • All doors and windows locking correctly; drain covers in place and drains flowing freely
  • No visible signs of water damage, mould, or rising damp check under sinks and behind toilets
  • Gas stove/hob igniting correctly (if applicable)
  • Intercom / gate system operational; condo management has your new MyKad details (for vehicle sticker/carpark pass updates)

Within the First Week

  • Run a basic pest inspection. New homes in Malaysia frequently have ant, cockroach, or termite activity — especially terrace and landed properties. Engage a pest control company if you detect any signs.
  • Register with the nearest GP / Klinik Kesihatan. Locate your nearest public clinic and emergency hospital before you need them.
  • Confirm address propagation: check that all accounts updated 2 weeks before the move (EPF, LHDN, banks, insurance) have actually reflected the new address some take 7–14 days.
  • Retrieve stored items from StorHub: if you used StorHub for staging or overlap storage, access your unit 24/7 with your PIN code, or give 14 days' notice when you're ready to fully vacate. Month-to-month means you only pay for what you use.
